PlanningLedger Conditions Check

Has the council approved the contaminated-land conditions on this property?

The environmental search says Further Action. Was the land cleaned up, and did the council approve it? The answer is in the council’s own letters, and property searches do not read them.

What the check will show

  • The planning permissions on the property, and how each was matched: by the council’s property number, by the address, or inside the land registry title.
  • The conditions each permission imposed, with contaminated-land conditions first.
  • For each one, the council’s approval letters: the date, the reference, the parts they cover and a short quote, linked to the council’s own copy.
  • Where we find no approval, it says so, and names the permission and condition to ask the council about.
  • Which councils and years were searched.

Why a list of applications is not enough

The approval is a letter on a separate application, and lists often leave those out. Condition numbers change from one permission to the next: the same number can mean contaminated land under one permission and electric-vehicle charging under its sister.

A later variation is a new permission that carries a condition on under a new reference, so the letter you need may sit under a reference you have not seen.

What it is not

It is evidence from the council’s own documents. It shows what the council approved, not that the work was done, and it never says that land is safe. It does not replace a regulated search, a consultant’s judgement or a council’s written confirmation.

Most of the searchable record starts in 2016. When a permission or its approval probably sits earlier, the check says so, so that you know to ask the council.
