PlanningLedger is an AI-powered planning intelligence service for UK property. We check 12 key planning constraints for any address in England or Wales and produce detailed feasibility reports to help you understand what you can build.

What is a Site Snapshot?

A Site Snapshot is a free, instant summary of the 12 key planning constraints affecting your property. It shows a traffic-light status for each constraint (green = clear, amber = caution, red = significant constraint). No signup is required — just enter a UK address.

What is included in a full report?

The full Planning Intelligence Report (£49) includes: detailed constraint analysis with policy references, EPC energy profile, local demographics, market context with recent transactions, transport and amenity maps, AI-generated feasibility summary, and recommended next steps. Every data point is sourced and cited.

How long does a report take?

Reports are generated within 5 minutes of payment. You'll receive an email with a link to your report when it's ready. You can also watch the progress in real time on the report page.

What happens if the report takes too long?

If your report takes longer than 5 minutes, you will not be charged. We'll send you an email explaining the delay, and you will still receive the report at no cost when it completes.

Which areas are covered?

PlanningLedger covers addresses in England and Wales. Data is sourced from official sources including DEFRA, Environment Agency, Historic England, Ordnance Survey, HM Land Registry, and local planning authorities.

Can I share my report?

Yes. Every report has a "Copy Link" button that copies a shareable URL. Anyone with the link can view the full report — no login required. Recipients can save the report to their own portal by entering their email.

How do I access my portal?

Your portal is created automatically when you purchase a report. We use magic link authentication — no passwords to remember. Just enter your email and click the link we send you.

Is this a formal planning assessment?

No. PlanningLedger reports are for informational purposes only. They are not a substitute for professional planning advice. Always verify findings with your Local Planning Authority before making development decisions.

How is my data handled?

We take data privacy seriously. We do not store raw IP addresses (only one-way hashes). Email addresses are only stored when you explicitly opt in. Marketing emails require separate consent. See our privacy policy for full details.
